Single technician across your portfolio
One named installer handles every property in your portfolio. They learn each site, each tenant pattern, each property manager. The lead installer’s mobile is your direct line — no call centre.
Consolidated quarterly invoicing
One invoice per quarter covering every property service, with line items per address. Drops into Xero or MYOB cleanly for your accountant. PDF + CSV.
Tenant-friendly handover docs
For each install, we produce: (a) tenant welcome pack explaining what’s been installed and how the alarm/app works; (b) installer ID + business card; (c) emergency contact card. Branded with your management company name if requested. Avoids the tenant ringing you at 9pm about “what is this app?”
Pre-tenancy CCTV verification
Before each new tenancy, we do a 30-minute remote check (no charge for portfolio clients): camera positions correct, NVR recording, app credentials transferred to incoming tenant if applicable. Included.
Manager-of-record arrangement
If your property manager is the day-to-day contact, they get a separate access tier in our system — they can request service, but billing remains to you. Clean separation.

Common portfolio scenarios we handle
1. Tenant-installed kit (Bunnings DIY)
Outgoing tenant installed cheap DIY CCTV that’s now bricked or running on their personal cloud account. We strip and replace with proper landlord-owned hardware that survives tenant turnover.
2. Renovating between tenancies
We schedule around your renovator’s program — cabling pulled during plaster removal saves $400-$900 vs retrofit later. Co-ordination with builder included.
3. Holiday rental (Airbnb, short-stay)

- Security install on a rental: generally claimable as a depreciating asset (Effective Life of CCTV is currently 5 years per ATO Depreciation Schedule).
- Repair vs improvement distinction matters — replacing a failed camera 1-for-1 = repair (immediate deduction); upgrading 2MP to 4MP = improvement (capitalised).
- Insurance premium offsets — alarm install may reduce your landlord insurance premium, which is fully deductible against rental income.

Can my property manager request services directly?
Yes. We set up a portfolio-level account where your nominated PM(s) can lodge service requests. Billing stays to you.
What happens when I sell a property?
System ownership transfers to the new owner. We provide a “transfer pack” with installation certificate, warranty docs, and app handover instructions. No fee for the transfer pack.
